- Credit Score: 620+ (740+ for better rates)
- Down Payment: Minimum 3% (20% to avoid mortgage insurance)
- DTI Ratio: Ideally 43% or lower
- Income: Steady income and employment (2+ years)
- Mortgage Insurance: Required if down payment is under 20% (Built into loan)
- Assets: Enough to cover down payment, closing costs, and reserves

- MIP: Mortgage insurance required (upfront + monthly)
